Access Statement – Birkrigg Cottage 2010

Welcome to Birkrigg - where a tea tray is prepared for you on arrival.

ARRIVAL:

Your car can be brought on the level tarmac drive to the front door to unload then later parked on the gravel car park opposite, but in view, on the other side of the road.

ENTRANCE:

The cottage has an open porch entrance with a slate flag step 13cm H by 76cm D. The front door is 1.83m H by 97cm W with a thresh 1 Ocm H and opens into a tiled area 1.22m by 1.22m with the staircase directly ahead. There are fourteen steps each 84cm W by 20cm H by 25.5cm D with a wooden banister rail for support on left. Coat hooks on wall behind front door.

LOUNGE:

From tiled entrance on the left is one step 15cm H 1.22m W directly into the lounge. Furnishings include a floral, loose covered, three seater settee and two matching arm chairs, seat height 46cm. Sky T V, oak desk, low coffee table, side table, table light, wall lights and central light and under stairs cupboard.

Free space from to settee to fire 3.56m by 1.83m, plus end of settee towards front door 62cm by 86.5cm and 1.83m by 92cm under stairs to kitchen door.

KITCHEN/DINNING:

At the back of the lounge are two steps up 15cm H and 23cm D through a door 1.9m H by 81.5cm W into the kitchen / dining area. Honey pine table 76cm H by 76cm W by 1.22m L, four chairs with seat height 46cm plus cushions. Light oak units with sink, under base unit fridge and freezer and cooker, base unit height 91.5cm. Wall cupboards 1.37m from floor to bottom shelf. There is a back door 2.03m H by 81.5cm W to a small enclosed concreted area outside at the back of the cottage for dust bins and as a fire escape.

Free space 61cm to wall behind chairs. From the end of the table to sink units 92cm and from kitchen door to back door 3.3m L by 1.37m W.

LANDING:

At top of stairs free space 1.52m W with a return landing 92cm W to the double room at the front of the cottage and 81.5cm W to the twin room on the left and shower / sink / toilet on the right opposite the twin room to the rear of the cottage. A small shelved airing cupboard is accessed from the landing contains extra blankets.

DOUBLE BEDROOM:

Door 1.9mHby 81.5cm W is to the left at the top of the stairs. There is a four foot six divan bed with a mattress height of 61cm and has access form both sides. Room contains a wardrobe and dressing table in teak, chest in walnut, chair and bedside table, central light and two wall lights. Free space - 61 cm W to wardrobe on one side of bed, 1.37m W to window on the other side and 92cm at the end of the bed.

TWIN ROOM:

Door 1.98m H by 76cm W. Room has two three foot divan beds, both 51cm H which stand opposite ends of the room both with one side against the wall and both with access from the remaining side. Room contains light oak wardrobe, chest & chair, two wall lights above beds and a central light. Free space - 76cm to chest, 1.22m to wall and 3.81 m long to wardrobe.

SHOWER ROOM:

Door 1.98 m H by 69cm W; has a shower 76 cm by 76 cm with a step of 20cm H into it. Toilet seat height is 46cm and the sink

height of 76cm.

Free space - entrance area 76cm by 92cm and between shower, sink & toilet 1.52m by 1.22m approximately.

LIGHTS:

All light switch heights are 1.37m from the floor. There is an outside lights at the front door.

A mid green carpet runs throughout the cottage except the kitchen which has beige vinyl.
